KKR and Gaw plan to sell Tokyo Hyatt Regency for over ¥100 billion.

KKR & Co. and Gaw Capital Partners are negotiating to sell the Hyatt Regency in Tokyo to Japan Hotel REIT Investment for over ¥100 billion (about $640 million). They bought it in the Shinjuku area for approximately ¥60 billion less than two years ago. This quick sale highlights the soaring interest in Japan’s hotels, as tourism skyrockets alongside a weak yen and low borrowing rates.

They're aiming to finalize the deal early this year, but it's still in discussion and may not go through. KKR and Gaw acquired the hotel from Odakyu Electric Railway in early 2023, and it’s currently getting a complete renovation. With hotels being attractive inflation-proof investments, Japan experienced a record 37 million visitors in 2024, leading to a significant 51% increase in hotel transactions from the previous year.
